Recoating, Concrete Restoration

The Association at Imperial Gardens was initially impacted by a misguided Milestone Inspection when key building façade conditions were not accurately evaluated. As issues were further investigated, it became evident that the exterior breezeways required concrete restoration and that multiple building envelope components were experiencing stucco spalling and delamination.
EECON was engaged to bring clarity and structure to the process. Our team simplified a complex situation by conducting a focused evaluation, identifying the true extent of the deficiencies, and developing a clear, actionable roadmap for the Association to move forward with confidence.
We prepared a comprehensive scope of work, detailed technical specifications, and complete bid documents, and assisted the Association through the contractor solicitation, bid evaluation, and contract negotiation process. This engineering-led approach ensured accurate pricing, aligned expectations, and a well-defined restoration strategy to protect the long-term performance of the buildings.
